The following is a brief outline of our services and information on how to let a property:



Tenants guide to finding a property

Step 1 - Finding a suitable property

The first step is to find a suitable property; this can be done by accessing the Property Search pages and registering, arrange viewings or reserve a property online. Alternatively you can phone or call into either of our offices in South Gosforth or Jesmond for full in-depth advice.

Step 2 - Viewing a property

Once a suitable property or properties have been identified an accompanied viewing can be arranged.

Step 3 - Reserving the property

Once a suitable property has been identified you will be required to pay a reservation fee and complete a tenancy application form. The reservation fee will be either £150.00 or £75 per person whichever being the higher amount. In most cases we will insist on you having at least one guarantor. Assuming that you go ahead with the tenancy of the property then this fee will be deducted from any money which is due before you move in. If the Landlord decides not to grant the tenancy without a valid reason, then this money will be refunded to you. However, if you decide not to proceed, fail the reference procedure or if you are found to have given false / inaccurate information then you will forfeit this fee.

Step 4 - Signing Contract and Balance Payment

Once references have been passed we will guide you through completing all of the relevant documents and receiving any amounts due in advance.

References

On behalf of the landlord, an independent referencing agency undertakes reference verification and credit checks on each applicant. We forward to the referencing agency completed referencing documentation which will require details of your any employers, bank account, any former landlords, a guarantor and a character reference. This can usually take around 48 hours.

Guarantor

In most cases student applicants may require a suitable guarantor willing to accept and underwrite any rent and tenancy liabilities before the application can continue. Guarantors will need to meet the same reference and credit check requirements as the applicant.

Identification

Proof of identification will also be required. When you produce the required documents to our office, photocopies will be taken, and the originals returned to you before you leave. Do not send originals, they cannot be processed in your absence.

Suitable identification documents are: A full and current Passport or a current valid Photo Driving License.

Damage Deposit

Unless advised otherwise, a Damage Deposit (or 'bond'), normally equal one month's rent + £50 up to £750.00pcm and + £100.00 when over £750.00pcm, is payable upon receipt of satisfactory references. This deposit will either be passed directly to the Landlord, or where we are managing the property, it will be held within a Government Approved Tenancy Deposit Scheme until the tenancy ends.

At the end of the tenancy we will inspect properties we are managing to assess any damages and appropriate deductions.

Rent

Payable in advance by Standing Order, unless alternative arrangements are agreed in advance

Council Tax

If everyone living in your house is a full-time student then you are exempt from paying Council Tax. If only one person in your house is not a full-time student, then you must pay a reduced Council Tax bill. You can organise all this with the council online without the need to provide certificates of student status.

Utility Bills

Council Tax, Water Rates, Gas, Electricity, Telephone, Audio Visual network services and TV License costs remain the responsibility of, and must be paid by the tenant, directly to the relevant supplier unless alternative arrangements are agreed in advance.
